The facility combines Assembly and Education occupancies within one building. Therefore, the design requires close coordination between architecture, building systems, life safety, site development, and utilities.

Project Overview

Columbia Engineering Group provided civil, structural, mechanical, electrical, plumbing, and fire protection engineering for Columbia Holdings Building #2 in Bush Prairie, Washington. The project included a 20,000 square foot pre-engineered metal building on a 1.3-acre site.

In addition to the building design, CEG supported full site development for the project. That scope included ADA-accessible parking, EV charging, landscape design, and an underground stormwater infiltration gallery. Together, these elements helped support a practical industrial and commercial facility with sustainability-focused features.

Site Development and Permitting

This project required more than building systems design alone. CEG also led entitlement and permitting, which included land use applications, traffic studies, pre-app meetings, utility coordination, and DEQ approvals.

Project Overview

Columbia Engineering Group provided civil, mechanical, electrical, plumbing, and fire protection engineering for the phased renovation of the Eastern State Hospital Activity Therapy Building in Medical Lake, Washington. This 55,000 square foot, three-story healthcare facility remained partially occupied during construction. As a result, the design team developed a floor-by-floor renovation strategy that supported ongoing operations while major building systems were upgraded.

The building supports a broad range of patient programming. Therefore, the project required a multidisciplinary engineering approach. In addition, the design had to balance constructability, life safety, occupant comfort, and long-term performance. Because adjacent floors remained in use, the work also had to support active healthcare operations throughout the renovation.

About the Facility

The Eastern State Hospital Activity Therapy Building plays an important role in daily patient programming on campus. It provides therapeutic, recreational, and support spaces that serve day-to-day operations. The building includes:

Engineering Scope of Work

The project included upgrades across civil, mechanical, electrical, plumbing, and fire protection systems. Together, these improvements support better safety, reliability, and long-term maintainability throughout the facility.

Mechanical / HVAC

The design replaced the HVAC system and added cooling to the building. In addition, the scope relocated two boilers from an adjacent building and supported the infrastructure needed for new equipment yard areas.

Building Automation

The project replaced the building automation system. It also connected the system to the campus-wide BAS network for remote monitoring and centralized management.

Electrical

The electrical scope replaced the main switchboard and all panelboards. It also upgraded building lighting to LED. In addition, the project replaced the generator and provided backup power for the full building.

Plumbing

The design included a new domestic water service. As a result, the updated building systems could better support long-term facility needs.

Fire Protection

The project added a new fire sprinkler system throughout the building. It also upgraded the fire alarm system and tied it into campus-wide monitoring.

Civil

The civil scope designed two equipment yards with access roads. These areas support relocated and new mechanical equipment associated with the renovation.

Project Outcome

This project shows Columbia Engineering Group’s ability to deliver coordinated engineering for complex occupied healthcare renovations. The project moved through City of Medical Lake and Department of Health plan review without a single plan review comment. In addition, Labor & Industries Electrical Plan Review required only a minor clarification before approval.

At the same time, the project combined phased renovation planning with campus-wide system integration. It also included backup power upgrades, fire protection improvements, HVAC modernization, and utility infrastructure design. As a result, the work improved safety, reliability, monitoring, and long-term operational performance for an active healthcare facility.

The project supported a floor-by-floor construction sequence while adjacent floors remained occupied. Because of that approach, the building could continue operating throughout the renovation.

Project Overview

Columbia Engineering Group provided turnkey development services for Vancouver Station Food Cart Pod in Vancouver, Washington. The project transformed approximately one acre of unfinished land into a commercial dining and hospitality destination.

The development includes an 8,000 square foot, two-story dining hall and infrastructure for approximately 43 food carts. CEG coordinated architecture, engineering, planning, permitting, and construction from site development through completion.

Project Challenge and Approach

The project required one site to support a commercial dining hall and dozens of independent food vendors. Therefore, building systems and site utilities had to work together as one coordinated development.

CEG integrated architecture with civil, structural, mechanical, electrical, plumbing, fire protection, and site-development services. In addition, environmental, geotechnical, survey, traffic, and landscape disciplines supported planning and permitting.

Project Scope

The scope combined building design with the infrastructure needed for high-volume commercial food service and long-term site operations.

Architecture & Dining Hall Design

The two-story dining hall includes a commercial kitchen, bar with adjacent cooler, restrooms, walk-in cooler and freezer, storage, and office space.

Civil & Site Infrastructure

Civil design included grease interceptors, sanitary sewer laterals, and a stormwater infiltration drywell with pretreatment. The site also required nearly a mile of natural gas piping.

Mechanical & HVAC Engineering

The HVAC system uses multiple outdoor units serving a whole-building variable refrigerant flow system. Mini-splits provide separate cooling for the private office and mechanical room.

MEP & Fire Protection

Mechanical, electrical, plumbing, and fire protection engineering supported the dining hall, commercial kitchen, refrigeration systems, and food service operations.

Food Cart Utility Infrastructure

Each food cart was designed with power, water, sewer, telecom, and gas service. As a result, the site can support individual vendor operations at full scale.

Planning, Permitting & Site Development

CEG coordinated planning, permitting, environmental, geotechnical, survey, traffic, and landscape architecture services for the overall development.

The dining hall was designed to support both guest experience and commercial food service operations. Key features include:
