Modern Apartments

30 Apartment Units
3-Story Residential Building
0.30 Acres Urban Site

Project Overview

Columbia Engineering Group provided civil engineering services for Modern Apartments in Portland, Oregon. The project involved development of a three-story, 30-unit apartment complex on a 0.30-acre site.

CEG supported the project with civil engineering plans for site development, utilities, grading, stormwater, and public frontage work. In addition, the scope required extensive coordination with the Oregon Department of Transportation as part of the overall development process.

Site Development Approach

This project brought multifamily housing onto a compact urban lot. Therefore, the civil design needed to coordinate building support systems, site grading, stormwater performance, and right of way improvements within a limited footprint.

At the same time, the project required public agency coordination beyond the site itself. As a result, CEG helped align the civil scope with ODOT coordination and frontage-related requirements tied to the development.

Engineering Scope of Work

CEG delivered civil engineering services for the apartment development from core site planning through utility and frontage design. Overall, the scope focused on practical site function, stormwater management, and coordination with public improvements.

📐 Civil Engineering Plans

CEG prepared civil engineering plans to support site development for the three-story, 30-unit apartment project.

🌧️ Erosion and Stormwater Design

The scope included erosion and sediment control plans along with stormwater design to support site performance and permitting.

💧 Utilities

CEG designed water and sewer utility improvements as part of the overall civil scope for the apartment development.

📏 Site Grading

The project included grading design to support site drainage, building placement, and overall development function on the compact lot.

🚧 Right of Way and Frontage Improvements

The civil scope also included right of way dedication and frontage improvements, with extensive coordination involving the Oregon Department of Transportation.

Project Outcome

Modern Apartments brought a 30-unit multifamily development to a 0.30-acre site in Portland, OR. Through coordinated civil engineering, CEG supported the project with plans for utilities, grading, stormwater, erosion control, and frontage improvements.

Just as importantly, CEG helped navigate the public-facing portions of the project through right of way dedication and extensive ODOT coordination. As a result, the civil scope addressed both on-site development needs and the infrastructure requirements tied to the surrounding frontage.
