Activity Therapy Building Systems Upgrades

Eastern State Hospital

Eastern State Hospital’s Activity Therapy (AT) Building is used to provide all facets of training, education and rehabilitation for individuals with intellectual and developmental disabilities. The building is three stories, 55k SF, and was built in the 1960s with only minor upgrades since then. The building had no cooling, HVAC operated with pneumatic controls, asbestos insulated pipes, boilers in the adjacent abandon building’s mechanical room, obsolete electrical panelboards, fluorescent lighting, no fire sprinkler system, and wasn’t up to current code. Columbia Engineering Group design a whole new HVAC system with Metysis building automation controls, hazardous material abatement, fire sprinkler system, all new power distribution system with the whole building generator backed, LED lighting, acoustical ceiling throughout, replaced the fire alarm control panel & connected to the campus FA system, electrical equipment yard with access road, mechanical equipment yard with access road, and brought the facility up to code. The project was phased by floor into three parts while the Owner occupied adjacent floors. The design captured paralleling systems and back-feeding the existing until the old could be replaced with new. CEG performed the architectural, mechanical, electrical, plumbing, civil, structural, and fire protection engineering.
