La Costa Town Square, Carlsbad, CA | 7 acre, 120 condominium project, previously entitled by the City. Rough Grading, Precise Grading, Surface/Wet utility improvements, Mapping, Condo Plans. Worked with City to approve a reduced setback.

The Terraces, Lemon Grove, CA | 3.1 acre, 72 unit condo project. Rough Grading, Precise Grading, Surface/Wet utility improvements, Mapping, Condo Plans. Picked up after entitlements. Solved drainage outfall issue.

R-25A Apartments, Chula Vista CA | 12.1 acre, 400 unit apartment project. Entitlements (TM and DR), Rough Grading, Precise Grading, Surface/Wet utility improvements, Mapping. Difficult site grading with retaining walls surrounding the north and northwest portions of the site.

Riverview, Santee, CA | 5.4 acre, 128 condo project. Entitlements (TM and DR), FEMA coordination Rough Grading, Precise Grading, Surface/Wet utility improvements, Mapping, condo plans. Recorded access easements, drainage easements. Processed public street extension plans. Sewer lift station for storm water drainage north and sewer south.

Otay Ranch V2 Master, R-16A (Monterra), R-17A/19A (Aventine), R-18A(d) Cambria, R-18B (Estancia), R17B(a), R19B, R-9 (Monte Villa), R23/R18C (Cantamar) | Chula Vista, CA | Project Management for preliminary site layout, planning, and engineering for a master plan that included 7 total residential neighborhoods for 2 separate developers, covering 69 acres with 230 single family lots, 36 condominiums, and 2 open space lots. The project included 3.3 miles of wet infrastructure and 250,000 CY of export to be used at a neighboring project. The project work included the rezoning of neighborhoods, processing a boundary adjustment as part of the lot swap, coordination with other City’s and agencies easements, and abutted an open space preserve with required fire setbacks.

McKee Orchard, Poway, CA | 20 luxury single family homes. Required a general plan amendment and rezoning, utilized Affordable housing density bonus.

Quarry Creek P3 (Pool/Park), R-3 (Agave), R-4A East (Blue Sage and Acacia), R-4B West (Cypress), Carlsbad, CA | Project management for preliminary site layout and planning for a master plan project that included 5 total residential planning areas, a park-n-ride, and community use facility. Residential planning areas included: affordable housing apartments, high-end market rate apartments, high-density residential condominiums, medium-density residential condominiums and single-family residential dwellings, covering 24.5 gross acres with a total of 88 condominium townhome units, 150 condominium duplex and triplex units, and 56 single family lots. Project included over 3.8 miles of wet infrastructure, 7,500 SF of retaining walls, and balanced 45,000 CY of import/export between projects.

Carlton Oaks, Santee, CA | Master Development Plan that consists of: 2 separate neighborhoods of 89 and 160 homes (single family and cluster), 52 room hotel/resort, redesign of 18 hole golf course, floodway improvements, regional trail, regional bike path. Issues included: General Plan update, rezoning, building in the existing floodway, updating 40 year old floodway mapping, community opposition, multiple reviewer changes, access issues accross 3 jurisdictions, environmentally sensitive land, native american remains, fire access.

PA-12 Apartments, Chula Vista, CA | Project management that included 578 apartment units, with 15,000 sq. ft. of retail space and 2 buildings with separate amenities. Worked with architect and landscape architect to incorporate water quality locations into their designs. 4,500 sq. ft. of retaining walls were constructed with 20,000 CY of import brought in to offset export from an adjacent project. 25,200 sq. ft. hydromodification tank was installed for water storage.

Camino Terrace, Jurupa Valley, CA | Mixed-use development consisting of 70 townhomes and a community/daycare center. Location is on a hillside. Provided grading solutions to minimize export and allow ADA access throughout the site.

North Santa Fe, Vista, CA | 32 unit apartment project. 1 3-story building that required access to each of the ground floor units from the street. Street had about 4' of fall, so the building needed to be stepped. Site also drained to inside corner of building, had to design 2 emergency overflow access routes. Had to take into account parkway planting and water quality treatment. Worked design to minimize retaining walls, while accoutning for the previous requirements

611 Highland, National City, CA | Mixed-use development consisting of 19 apartments and 3 storefronts across 3 separate buildings. Tightly compacted area with grading/elevation constraints on all sides.

CPF-2 Pool (Summerland Park), Chula Vista, CA | Community Pool and Park area serving multiple neighborhoods located in the Otay Ranch Village 2.

Paterna park, Chula Vista, CA | Community Park: includes bike park, grass area for 2 mini soccer fields, trails. Required lot line adjustment and drainage report updates.

Tahoe Donner Golf Course, Truckee, CA | Provided grading, drainage, and erosion control for 9 holes of a golf course redesign project.

Spruce Road, Chula Vista, CA | 12 unit townhome project. Constraints included: Mixed direction from City staff, 4 changes of staff, City street running through the project boundary - busts on 3 sides of the boundary. Worked with City to establish proper boundary and plan for existing street running through the site, general plan amendment, rezoning, affordable housing.

MU-1, Chula Vista, CA | Mixed-use 31 townhomes with commercial. Provided multiple layouts for developer with multiple product types from other projects worked with them on. Site required ADA access through all 4 sides.

Broadway Apartments, El Cajon, CA | 161-unit Affordable housing project. Developer was rennovating the units. Worked with the developer to provide ADA access throughout the development.
